Building the marketing strategy. When I first met with the sellers of the Westlake property, they mentioned they had done some remodeling. But when I walked through the door, I quickly realized that they had rebuilt the entire house from the studs out—essentially creating a brand new home. This discovery played a key role in shaping our marketing strategy.
We knew we needed to highlight the full extent of the home’s renovation. Our marketing strategy focused on showcasing the beauty of the home. We brought in a professional staging team to make simple adjustments to the existing furniture and artwork to enhance the space. We also had professional photos and videos taken, including a 3D interactive tour, to showcase the home online.
Additionally, we created printed materials, including a custom floorplan sketch, a list of improvements, and the current tax report, so potential buyers had all the information they needed.
On-the-ground efforts. We didn’t just rely on online listings—we made sure to engage with potential buyers in person. Public open houses were held alongside exclusive realtor-only events. I even personally accompanied every showing to ensure that every buyer fully understood the work that went into the home and how it looked online.
Going digital for global reach. A strong online presence was key to the strategy. The listing was featured on major real estate websites such as Redfin, Zillow, and Realtor.com. Additionally, a second listing was created within our luxury network at Exp Realty, placing the home on high-end platforms like The Wall Street Journal, Mansion Global, and James Edition.
To further expand visibility, we ran a targeted digital advertising campaign that reached over 60 million people worldwide.
These efforts paid off when the home set a new record price for the street in Westlake. Our approach, combining in-person engagement, detailed marketing materials, and a global digital reach, led to multiple offers and a successful sale.
